All builders are now required by the Real Estate Regulation and Development Act (RERA), 2016, to sell properties according to their carpet area.

  • How to calculate Carpet Area?

Carpet area is calculated as follows: Area of Bedroom(s) + Area of Living Room(s) + Area of the Toilet(s) + Thickness of the Internal Walls  

The thickness of the property's exterior walls, elevators, the verandah area, the balcony, etc. are not included in the carpet area. Simply add the areas of each living room, bedroom, and bathroom to determine the carpet area of a home.

The total carpet area, interior wall area, terrace area, hallway area, balcony area, flower bed area, etc. make up the built-up space of your apartment or flat. In Indian apartments, the interior walls and balconies take up close to 30% of the total living space. This means that even if the developer claims that the unit has a built-up area of 1000 square feet, its total carpet area will not be larger than 700 square feet.

What does Super Built-up Area mean?

The super built-up area refers to the overall size of the property, which includes shared spaces such elevator lobbies, hallways, staircases, clubhouses, and other amenity areas. This is also sometimes referred to as the property's saleable area. You could or might not be charged by sellers for shared venues.

  • How to calculate Super Built-up Area?

Developers utilize 1.25 as a multiplier for calculating super built-up area since it takes common areas like elevators, verandas, clubhouses, etc. into account. This results in a 25% increase in the total saleable area. We refer to this proportion as loading. Very few developers typically use loading factors when calculating saleable area. For instance, if the builder adds a loading of 30% and the carpet size is 600 square feet, you will need to pay for 780 square feet even though you are only utilizing 600 square feet.
